These are starting prices for standard move-out conditions, not fixed prices for every home in each category. Heavy buildup, extra rooms or a different scope can require an individual quote. Confirm your bathrooms, approximate size and requested tasks before booking.
Include HST in Your Moving Budget
The Canada Revenue Agency lists Ontario’s HST rate as 13%. Our published starting prices exclude that tax.
For a straightforward budget calculation, multiply the confirmed pre-tax total by 1.13. If your quote includes separately priced extras, add them to the subtotal before calculating HST. This helps you compare the actual amount payable rather than an advertised starting price.
Why Bedroom Count Is Only a Starting Point
A two-bedroom condo with one bathroom and a compact kitchen is a different job from a two-bedroom home with three bathrooms, a finished basement and a second kitchen. Bedrooms help categorize the property, but they do not describe every surface that needs attention.
Provide the full layout. Include finished basement rooms, additional bathrooms and any separate living area you want cleaned. Do not assume they are covered simply because you selected a bedroom count.

The Property Should Be Empty
Schedule cleaning after the movers have finished. Furniture, packed boxes and food left in cupboards prevent access to the surfaces you are paying to have cleaned.

What Can Increase the Cost of a Move-Out Clean?
Two homes with the same floor area can need very different amounts of work. Condition and scope are often more useful than square footage alone when explaining a quote.
Kitchen Grease and Bathroom Buildup
Baked-on oven residue, sticky cabinet fronts and mineral deposits around taps require more attention than recently maintained surfaces. Send close-up photos of problem areas rather than relying on a wide room photo that hides the details.
For example, “two bathrooms” does not tell a cleaner whether the showers need routine scrubbing or extensive work on accumulated deposits. Describing the condition upfront helps the quote account for the actual job.
Extra Rooms and Additional Tasks
A finished basement, second kitchen or extra bathroom changes the cleaning scope. So does a request to wash heavily marked walls instead of spot-cleaning a few marks.
List the areas you want covered and those you do not. A simple room list can prevent a disagreement about whether a basement, storage room or separate suite was included.
Access and Building Arrangements
For Toronto condos, confirm how the team will enter, where they can park and whether building management needs notice. A buzzer number alone may not be enough if the concierge needs authorization to admit a contractor.
Ask your cleaner whether parking or unusual access arrangements affect the quote. Arrange any required elevator access with your building, and keep the cleaner’s arrival separate from the moving crew’s busiest period.

Which Extras Need a Separate Quote?
Some tasks are additional cleaning services; others require a different provider altogether. Ask before booking rather than assuming a move-out package covers every issue in an empty home.

A clean can remove dirt from a surface, but it cannot repair peeling paint, damaged flooring or a chipped countertop. Identify repairs separately so you are not paying for cleaning in the hope that it will fix permanent damage.

The cheapest advertised price is not always the lowest price for the tasks you need. Compare the same rooms, surfaces and services, then add tax.

Although Quote A starts $68 lower, it ends up $13.56 higher once both appliance interiors and HST are included. Other differences, such as cabinet interiors or window tracks, could change the comparison again.

How to Prepare Without Spending Hours Pre-Cleaning
You do not need to scrub the property before the cleaner arrives. Focus on access and preparation so the team can reach the surfaces in the booking.
Finish moving first. Remove furniture, boxes and personal belongings.
Empty the spaces being cleaned. Clear appliances, cupboards and drawers.
Handle disposal separately. Remove unwanted furniture and arrange bulky-item collection where needed.
Keep utilities available. Confirm water and electricity will remain connected through the appointment.
Share the difficult areas. Photograph grease, deposits, stains or other buildup before booking.
Preparation does not automatically reduce a flat-rate price. Its value is making the agreed work accessible and reducing avoidable disruption.
Leave time between the clean and key handover to review the property. If painters, repair technicians or movers return afterward, they may leave new dust or marks that require further attention.
Do Ontario Tenants Have to Pay for Professional Cleaning?
For tenancies covered by Ontario’s Residential Tenancies Act, the Landlord and Tenant Board’s maintenance guidance describes the tenant’s responsibility as keeping the unit ordinarily clean. That responsibility does not, by itself, require hiring a professional cleaner.
Professional cleaning can still be useful when you have limited time, difficult buildup or a tight moving schedule. It is a service choice, not something every Ontario tenant must purchase.
Cleaning and Normal Wear Are Different
The LTB distinguishes tenant-caused damage from normal wear and tear. An old carpet worn through ordinary use is different from removable dirt or a spill that needs attention.
Take dated photos after moving out and cleaning, including appliance interiors, bathrooms and floors. Keep any cleaning receipt and relevant messages about the handover. Those records help document the property’s condition.
A Rent Deposit Is Not a Cleaning Deposit
Under the LTB’s guide to the Residential Tenancies Act, a rent deposit is for the final rental period. It cannot be used for other purposes, such as repairing damage.
Professional cleaning helps prepare your home for handover. Choose it for the cleaning work and convenience it provides, rather than a promise of a deposit refund.
How to Get an Accurate Move-Out Cleaning Price
When requesting a quote, provide the city, property type, bedrooms, bathrooms, approximate size and cleaning date. Add the condition of the kitchen and bathrooms, any extra rooms, and the tasks that matter most to you.
A useful enquiry would look like this:
“I need move-out cleaning for an approximately 850-square-foot, two-bedroom, two-bathroom Toronto condo. It will be empty before your arrival. Please include oven and fridge interiors, empty cabinets and window tracks. The oven has noticeable grease buildup. Visitor parking is available, and I need the clean completed before key handover on Friday.”
A message like this helps the cleaner assess scope and availability. Add photos of the kitchen and bathrooms if there is significant buildup.

Is Move-Out Cleaning Priced by the Hour or at a Flat Rate?
Sparkle & Scrub provides flat-rate move-out quotes. When comparing another provider’s hourly quote, ask whether the rate is per cleaner and how many cleaners will attend. Two cleaners working for three hours represent six cleaner-hours, not three.
Is Carpet Shampooing Included?
Carpet vacuuming is included in our full move-out service. Extraction cleaning is separately priced. Ask about availability, the carpet area and drying time before adding it to a booking close to handover.
Does Booking at the Last Minute Cost More?
We do not charge a premium for last-minute or same-day bookings. Availability depends on our schedule, so contact us to confirm an appointment.
Can I Book Cleaning for Both My Old and New Home?
Yes, enquire about a move-out clean for the property you are leaving and a move-in clean for the property you are taking over. Confirm a separate scope, price and access arrangement for each address. Do not assume a combined-booking discount.
